Pre-purchase or pre-construction checks for Tasmania
Buying land from interstate may seem straightforward at first. However, there are features to land in Tasmania that you or your design team may not be familiar with and that photos don’t show. Consulting Engineer Geologist Joe Hepper says, “Tasmanian soil and earth presents a unique set of challenges and opportunities for engineering projects due to its diverse geological composition and environmental factors. Engineering in Tasmania requires a thorough understanding of the region’s unique soil characteristics and environmental conditions to ensure a successful and sustainable development. A geotechnical (soil test) assessment is the best way to discover the features of the land and how they can affect or complement your project.”
If you’re planning to build a house interstate in Tasmania, it’s important to know that it has significant bushfire risks and a BAL may be necessary. BAL stands for Bushfire Attack Level and may indicate that your project requires extra protective elements. Hepper says, “If your project requires a BAL, a Bushfire Hazard Report will document the potential exposure of your development from a bushfire and outline what protective measures are required to ensure your development is protected to an acceptable level”.
The building design process from interstate
Whether it’s an expansive plot of land or a small suburban block, it’s essential to know if the land, or what percentage of the land, is possible to build on. There may be a decision on how to orient your build on the property, how many dwellings you can have, and what else may be needed, such as fencing, access, civil engineering and planning and building permits. Budgeting for the complete project, not just the house itself, is best done early to minimise surprises by engaging with a building design expert.

Delays are likely and being prepared for them will help you navigate the frustrations that might happen.

With a handover date provided by your builder, it’s critical to be onsite for a final inspection of the house before accepting the handover. If there are any outstanding issues, we recommend having a plan to resolve them before heading back to the mainland.
